This webpage is a quick intro into our services. We aim to exceed expectations and not bite off more than we can handle (for obvious reasons). We are flexible and knowledgeable and aim to make your experience a pleasant one.

Please feel free to contact me (Mike) to discuss and/or customise your requirements. I'm generally on the job and can therefore sometimes be hard to reach but I will respond to your contact. I hope you find the following information helpful in deciding on how to approach your project.

FLEXI CONTRACT
This is for the adventurist! You run the job and deal with the territorial authority as you like, with the ability to make changes at no cost. This is a labour supplied contract only that squares up accounts in two weekly invoiced periods. Labour rates vary depending on skills required. You pay for materials as required that are calculated by us (if you like) for a small charge negotiated at the start.

LABOUR
The same as above but Heritage building will source labour to complete your project as required. We can oversee the project for a management fee or we can pass over contact details for a commission off the work rate (negotiable) per unit or a negotiated one off cost. Again we can offer project management services to keep it all flowing and building advice as your project evolves. You may like to employ these people yourself or we can source self-employed people. At Heritage Building, we have gained extensive contacts and have a lot of variously skilled people on our books from digger operators to landscape gardeners.

ALL TRADES
Again, Heritage Building can organise any trade you require and because we have been in the business for 18yrs, we can keep sub-trades honest and punctual, this is an agreement we have with our subcontractors as standard for them to be on our books. Mike is a very proficient blocklayer, tiler and plasterer as well as his specialty trade as a builder. Any concrete placement needed? Get a fixed quote from Mike.

PROJECT MANAGEMENT
You can leave it up to us and we will quote your job and keep to our budget. We find if we manage the job from the start, it all goes well as you would expect with less stress! Or, alternatively, you can manage the job yourself with advice from our consultancy to guide you. When you use our services, we will sign any building requirements that are required (this may vary depending on complexity, so please ask).

PLANS
Your plans or ours, we employ draftspeople to finalise your plans or you can use the various pre-plans available that suit your needs (these will be sent to you on enquiry). They are basic and made to save you money.

LOCATION
We can build anywhere in the South Island.

TIMING
When a time schedule is set, I will endeavor to achieve it. I recommend you allow yourself not to have inflexible expectations and unrealistic time constraints. The council, weather and materials can throw curve balls, I advise not to place pressure on all involved in the project. This avoids stress and hurried workmanship. Having a couple of weeks up your sleeve can make a big difference. Remember that this can be a stressful time as it is and your investment will be worth it. If we can't do it in your time frame we will not take on the job.

QUOTES
All quotes are free if Heritage Building gets the job. I am happy to provide quotes to keep others honest but there will be a negotiable charge as it takes effort to secure costs. Then we can all feel ok afterwards as well!

GUARANTEES
All workmanship is guaranteed by my tradesmen. This is stated to all subies who are employed by us. If it is not right - we will put it right. Our Project Management Service keeps it all in line.

INSURANCE
I will take out all insurance required to cover the time frame from the beginning of construction until three months after project completion. This is a Construction Risk Insurance and Public Liability for any unforeseen issues. You can purchase a loss of deposit insurance if you like but I do not operate in the red to start with!

CONSULTANCY
All initial consultations are free for the first half hour, after that there is a rate charge of $170 plus GST per hour (rounded up to the nearest 15 minutes). This advice can save you a lot of money and heartache as well as add value to your project. This is a service I provide even without securing the job. Sometimes this is all budding builders need!
